Oh god she is about to move into a stable or move pony into the house... given the behaviour problems that would bring l think it is POHM and stable... and l dont mean pony behaviour problems!!

Has the extent of my insanity ever been in question?! He is stunning - 13h, black & white with big fluffy feet. I think I have finally met the man of my dreams!

Cinema - cool. The Dogs Trust have a doggy semniar on tonight. £10/ticket. On dog behaviour & welfare. Starts at 7pm. Just in case you are interested!

A pony??!! Are you mad?!!! Where are you keeping it? I'm afraid that another dog, although tempting, just isn't worth the hassle from hubby. God knows why I married someone who hates dog hair so much! (I'm pretty sure he never mentioned it before the wedding, infact!).

Aw. I am glad your mum has taken Benji. It was benji I mean't but got his name wrong Does that mean you are down to one cat and one dog again now? Do you want me to find you another dog?!

I've added to the gang. Despite all my protestations I have ended up with two cats. I have just added a pony to the collection too. LOL. Having locummed like stupid to pay off the Sadie debts I end up with an animal that eats money!!!

Yes! "Hi" Nina!! I need to get some gossip from Nina! You're gang is growing? Is that the same numbers, but growing outwards, or additional numbers??!! Bailey is great, but starting to show his age . Georgie is very well (though still entire- grrrr!!) and Benji is with my mum in Market Drayton, as she lost her old collie a few months ago. Its nice that he's made it easier to cope with losing old Cassie.

We need another cinema trip. You still in the same house?

I think that is really cheap. When I rented out rooms I charged: £300 (c12ft x 10ft); £350 (14ft x 15ft); £250 (11ft x 11ft, basment room with no windows). All bills except phone and full use of the rest of the communal areas. If I let the room where I am currently living (7ft x 9ft) I would expect to charge somewhere between £320 - 350 (slightly less if a student). It's also worth looking out for people who only want a mon-fri let as peopl like that will be looking around what you are thinking about charging. Try www.spareroom.co.uk

Just noticed that others have covered the same points! Sorry guys for being repetitive. Lodgers are easier cash than a part time job - especially as you can earn just over 4k a year before you have to declare it and pay tax.

I am doing the exact same thing at the moment. I have a 2 bed appartment (with off road parking) and i have a lodger who pays £300 a month which includes internet, sky tv and full access to appartment (not just bedroom).

It works out ok but i do miss having my own space, its a girl from work that is my lodger so someone i know and trust so can't imagine how it would be for someone i didn't know. Had a few issues mainly cleaning- i was left doing all the cleaning whilst she did nothing so make sure all rules are clear before they move in.

The extra money is great and means i can buy things and go out where as before my wage only covered my overheads. No harm in giving it a go!

I did it for a while in our old house (large 3 bed house) and would tend to agree with your hubbie - the £300 a month all-inclusive we charged (Bristol) wasn't worth the loss in privacy. I never really felt like the house was ours - and our lodger was absolutely great, he was just working in Bristol and went home at weekends. It was a good way to boost funds before uni but I wouldn't do it again.

have you looked on spareroom.co.uk to see what accommodation is available in your area and what their rent is? Ive used this website a few times when ive needed a lodger to scrape by. You can always just get short term lodgers for a bust in cash flow.

if you do go for it just make sure you get reputable references for them!!

Also do you own or rent your flat? if you rent it you will need to clear it with your landlord otherwise they could evict you for subletting

Im not sure where you are,but if its anywhere near a university, you may well find it very easy to get a lodger at that price! I have friends at university paying £400pcm for uni digs, which is just a bedroom and a shared bathroom/kitchen/living with 6 others! plus they would be likely to travel home at weekends to see parents/friends. Obviously students are like everyone else,and you'd have to choose carefully to get a tidy,nice one but they do exist,honest. You'd also have the benefit of them likely going home for christmas,so you'd have the place to yourself!

There's a lot more to consider... will they get there own storage for food etc... would you be happy with them bring people (their friends) back to crash at your home!?

They would use your stuff, watch your tv when you wanna watch Doctor Who and TopGear is on!

Would be happy to leave them alone in your house with your pets... with your husband ;-) haha

It's a huge step! I have thought about it too...

I think all inclusive £200-250 is reasonable, that's about £50 a week..... does that mean water/gas/leckie/counciltax etc etc etc ....

Sounds like you're looking for someone very specific... "going home at weekends" etc...
