When&amp;nbsp;I rented out rooms I charged: &amp;pound;300 (c12ft x 10ft); &amp;pound;350 (14ft x 15ft); &amp;pound;250 (11ft x 11ft, basment room with no windows). All bills except phone and full use of the rest of the communal areas. If I let the room where I am currently living (7ft x 9ft) I would expect to charge somewhere between &amp;pound;320 - 350 (slightly less if a student). It&amp;#39;s also worth looking out for people who only want a mon-fri let as peopl like that will be looking around what you are thinking about charging. I have a 2 bed appartment (with off road parking) and i have a lodger who pays &amp;pound;300 a month which includes internet, sky tv and full access to appartment (not just bedroom). &lt;/p&gt;
&lt;p&gt;It works out ok but i do miss having my own space, its a girl from work that is my lodger so someone i know and trust so can&amp;#39;t imagine how it would be for someone i didn&amp;#39;t&amp;nbsp; know. Had a few issues mainly cleaning- i was left doing all the cleaning whilst she did nothing so make sure all rules are clear before they move in.&lt;/p&gt;
&lt;p&gt;The extra money is great and means i can buy things and go out where as before my wage only covered my overheads. I never really felt like the house was ours - and our lodger was absolutely great, he was just working in Bristol and went home at weekends. I have friends at university paying &amp;pound;400pcm for uni digs, which is just a bedroom and a shared bathroom/kitchen/living with 6 others! plus they would be likely to travel home at weekends to see parents/friends. Obviously students are like everyone else,and you&amp;#39;d have to choose carefully to get a tidy,nice one but they do exist,honest. You&amp;#39;d also have the benefit of them likely going home for christmas,so you&amp;#39;d have the place to yourself! &lt;/p&gt;
